Conserve Energy, Lower Electric Bills... Why Plus 38 NOT do?

The 3rd and 4th floor hallways keep 6 fluorescent lights lit 24 hours a day. Yet there is natural light from the air shafts that run from the top of the building. The other floors 5-9 do not light their hallways because of the natural light. These floors also only use 5 lights in the nighttime hours (6pm - 6am). Why would 3rd and 4th floors need 6 lights during daytime hours? VERY strange and stupid.


And very sad that Committee will not replace bulbs with LED bulbs, saving electricity costs by 50%. The Committee is fixed in their ancient ways.



Email sent to Committee President Khun Thanadit asking to replace fluorescent bulbs with LED on 3rd and 4th floors. The reply was "Thank you for your email have a great day." The committee has NO interest in reducing electricity bills by 50% It is very sad. There are many problems with 38Plus and Committee just closes its eyes. In the future there will be serious financial problems and no preventative maintenance has been done and no savings for future emergency projects is saved.

       Pool Deck - Conspiracy Theory Plus 38

A committee member said contractor wrote in contract that Primer would be used for the pressurised wood.  It was not used.  And immediately paint started to peel.  Building management should have contacted contractor to properly complete job. (Sinful that Building Management did not inspect work to see if Primer was used).  Upon repainted, Primer was still not used.  Again paint peeled off.  Again Khun Supannee did not inspect or quality control contractor work.  Then Committee said it was a weather issue from the rain.  Denying anything to do with the Primer.  Then Khun Wilai, CEO We Wise Management, said she would personally guarantee proper painting with primer in January 2018.  As you can see nothing has been done.  Committee does not care, Managment does not care and unfortunately, few if any owners go to the deck or care.
